Moving to Florida, and Palm Beach County in particular, is one of those life decisions that people rarely regret. The weather, the lifestyle, the sense of community, and yes, the financial perks - it all adds up to something very special.

But I also know that moving, especially from out of state, can feel overwhelming. There's a lot to think through before you even start browsing listings. So whether you're a retiree ready to trade snow shovels for sunshine, a family looking for great schools and room to grow, or a young professional drawn by Florida's booming opportunities and no state income tax, this guide is for you.

Let's walk through everything you need to know before you make the move.


Start Here: Choose the Right City for Your Life

Palm Beach County isn't one-size-fits-all, and that's one of its greatest strengths. Before you start browsing listings, take a moment to think about the lifestyle you're after. Here's a quick snapshot of the three cities I love most:

Delray Beach is for people who want to feel like they're on vacation every day. Over the last five to six years, the Delray Beach market has become one of the most sought-after in South Florida, and it's easy to see why. Atlantic Avenue is one of the most vibrant restaurant and shopping streets in the region, the beach is world-class, and the community events calendar is packed year-round. While Delray has long been a favorite among retirees and snowbirds looking for a second home, what makes it truly special is its energy. This is a young, vibrant, and genuinely attractive town that entices everyone in a big way - young professionals, families, and baby boomers are all planting roots here, creating a community that feels alive at every stage of life.

West Palm Beach has the feel of a real city, in the best way! A thriving downtown, a gorgeous waterfront, arts and culture, professional sports access, and a diversity of neighborhoods that range from urban condos to quiet family streets. It's a great fit for families and working professionals who want the full Florida lifestyle without leaving for entertainment.

Wellington is in a category of its own. Known internationally as the equestrian capital of the world, Wellington is a masterfully planned community with top-rated schools, beautiful parks, and a family-friendly culture that draws people from all over the country. A little further from the beach, but for families and those who value space, great schools, and a strong sense of community, it's hard to beat.

One of the biggest motivators for relocating to Florida, especially from states like New York, New Jersey, Connecticut, Illinois, or California, is the financial picture. And it's a compelling one.

No state income tax. Florida has no personal income tax, which means your salary, pension, Social Security, and retirement income are taxed only at the federal level. For retirees and high earners alike, this can represent meaningful annual savings.

No estate or inheritance tax. Florida doesn't impose a state estate tax or inheritance tax, making it a particularly attractive destination for those thinking about long-term financial planning.

The Homestead Exemption. Once you purchase a primary residence in Florida, you can apply for the Homestead Exemption which reduces your home's taxable value and caps how much your assessed value can increase each year. In an appreciating market like Palm Beach County, this is a significant long-term benefit.

I believe in being upfront, because it's the best way to help you make a confident decision: homeowners insurance is one of the most important things to understand before buying in Florida.

Rates have risen in recent years and vary considerably based on a home's age, construction type, roof condition, and proximity to the coast. A home that looks affordable on paper can carry insurance costs that meaningfully change your monthly budget.

55+ and Active Adult Communities - Delray Beach has one of the largest concentrations of active adult communities in Florida. Many are built around golf, tennis, or pickleball, with resort-style amenities and active social calendars. If an engaged, active retirement is what you're after, the options here are exceptional.

Family Neighborhoods - Wellington consistently ranks among the best places in Florida to raise a family, with highly rated public schools, parks, and recreational programs. West Palm Beach also has excellent family-friendly neighborhoods with strong school options and easy access to everything the county has to offer.

Walkable Urban Living - If you want to be close to restaurants, events, and the energy of a real downtown, Delray's Atlantic Avenue corridor and West Palm Beach's downtown neighborhoods offer condo and townhome living that puts everything within walking distance.

Waterfront & Boating Communities - From Intracoastal properties in WPB to beachside communities in Delray, Palm Beach County has exceptional options for those who want the water as part of their daily life.

Ocean Lifestyle & Lock-and-Go Condo Living - For those who want the Atlantic Ocean as their backyard, Palm Beach County delivers. All along the coast you'll find a rich selection of oceanfront and ocean-access condos that offer the ultimate in low-maintenance living. These "lock-and-go" communities are especially popular with snowbirds and second-home buyers who want to enjoy paradise on their terms. Close the door, head north for the summer or off on vacation, and come back to warm water, ocean breezes, and a vibrant coastal community.

Gated and Planned Communities - Many buyers relocating from other states are drawn to the security and amenity offerings of Palm Beach County's gated communities. They're abundant here, across all price points, and offer a lifestyle that's hard to replicate elsewhere. A particularly popular option are private gated country club communities known as "equity communities," where residents purchase a membership as part of owning their home. These communities typically offer exclusive access to championship golf, tennis, dining, and social facilities. They've become especially sought-after in areas like West Boca Raton, West Delray, and Palm Beach Gardens, where suburban living meets resort-style amenities.

Get Ready to Move Quickly When the Time Comes

One thing that surprises many out-of-state buyers: the Palm Beach County real estate market moves fast, especially in season (roughly October through April). Homes that are priced well and well-presented don't sit long.

That means a little preparation goes a long way:

  • Get pre-approved before you visit. Having a lender letter in hand means you're ready to make an offer when the right home comes along — not scrambling while someone else beats you to it.

  • Plan a dedicated visit. I always encourage prospective buyers to spend a few days in the area before committing. Stay in different neighborhoods, walk the streets, have dinner on Atlantic Avenue, explore Wellington's communities. The right place will feel right.

  • Work with a local agent who knows the market. I grew-up in Wellington and after living in Chicago and Colorado Springs, I returned to Delray Beach.  There’s nothing better than looking at new towns and properties with a Florida native who knows the area. 


A Few Things People Wish They'd Known Sooner

The summers are warm and that's okay. July and August in South Florida are hot and humid, with afternoon thunderstorms that locals come to love as a daily ritual. Most people adapt quickly, and summer has its own charm: fewer crowds, easier restaurant reservations, and a slower, more relaxed pace. The water is warm and the sunsets are spectacular.

Community life is real here. Newcomers are often surprised by how quickly they feel at home. Whether it's a 55+ community with a packed social calendar, a Wellington neighborhood with school events and weekend activities, or a young professional scene built around WPB's downtown, Palm Beach County communities are genuinely welcoming.

Palm Beach International Airport (PBI) is a hidden gem. If you're used to navigating Miami or Fort Lauderdale airports, PBI will feel like a revelation — shorter lines, easy parking, and direct flights to major cities across the Northeast and Midwest. For those who travel regularly to visit family or for work, this matters more than people expect. Yes, it’s just been renamed President Donald J. Trump International Airport  (DJT) but, that may take a while to catch on!

Brightline connects it all. The high-speed rail linking West Palm Beach to Fort Lauderdale and Miami has made it easier than ever to enjoy the best of South Florida without sitting on I-95. Many Palm Beach County residents use it regularly for day trips, dining, and international travel through Miami's airport.
